Learn more about the Hancock County MegaSite Planned Unit Development (PUD) proposed in Buck Creek Township. The purpose of the PUD is to create an opportunity for data center and advanced manufacturing uses within the proposed development area while taking a holistic planning approach. This area was designated for Manufacturing in the 2023 Hancock County Land Use Plan.
We recognize the importance of balancing economic development potential for the county while also serving as a transition between the Indianapolis Regional Airport to the southwest, Tuttle Orchards and surrounding agricultural uses, and other future commercial and residential uses identified in the plan. The plan is being actively refined and improved in response to input from Tuttle's and many others in the community. The PUD process provides important flexibility and allows us to be intentional in how the area develops.
The proposed project is in the Preliminary Plan phase of the county's PUD process--this sets the framework for how the area may develop. It does not approve a project--any future projects will be required to submit a Detailed Plan for county review and approval in addition to complying with all county approval processes.
We are committed to being responsive to community questions and thoughtful in the development approach. Investments in this area could total in the billions of dollars--making it all the more important that stakeholders understand the level of due diligence and planning that has gone into--and is going into--this effort.
